Purpose of the website
milastays.com presents holiday apartments, services for property owners and personal recommendations for Bansko and the surrounding area.
Simply browsing the website does not by itself create a contract or constitute automatic acceptance of an offer for a particular service.
Accommodation bookings
Where a booking is made through Booking.com or Airbnb, the contractual relationship, payment, cancellation and booking rules are governed by the relevant platform terms, the individual listing and the person identified there as the provider or host.
Mila Stays may assist with communication and the stay, but information on this website does not override or amend the booking terms confirmed through the platform.
Hospitality activity and bookings
Guest apartments for which Milka Stoimenova carries out the hospitality activity are registered with Bansko Municipality in accordance with the applicable procedure and are operated in line with the Bulgarian Tourism Act and ESTI requirements.
Mila Stays is a trading brand rather than a separate legal entity and does not act as a travel agent or intermediary between the guest and a third party for those bookings.
Services for property owners
The service descriptions and percentages shown on the website reflect the current Mila Stays service model. The particular property, scope, fee, start date, duration, additional costs and responsibilities of the parties are agreed before the service begins.
For each managed property, the respective rights and responsibilities of the owner and Mila Stays — including who is the accommodation provider, who receives guest revenue, and who is responsible for ESTI reporting and applicable tax obligations — are expressly set out in the agreement and reflect the registration status of the particular property.
An owner service is treated as agreed only once there is clear mutual agreement on the specific terms and, where appropriate, a written agreement or accepted quotation.
Where an owner qualifies as a consumer under applicable law in a particular relationship, these terms do not limit any mandatory consumer rights.
Prices and payments
All fixed prices shown on the website exclude VAT. VAT is added at the applicable rate. The 25% and 30% fees are inclusive of VAT.
Before a consumer or property owner becomes bound, the specific provider, final amount payable, payment method and any other applicable costs are confirmed.
Payments and charges for bookings made through Booking.com and Airbnb are governed by the relevant platform and individual listing.
With Boutique Management, Boutique Brand and the apartment’s individual identity are included in the 30% fee. When Boutique Brand is commissioned as a standalone service, the price is set by individual quotation according to the number and type of selected elements and the scope of the project. Any additional materials, products or elements outside the agreed scope are discussed and quoted in advance.
Cancellation rights and consumer protection
For accommodation bookings for a specific date or period of stay, the statutory 14-day cancellation right generally does not apply. The cancellation terms stated in the individual listing and/or the platform through which the booking was made apply instead.
For other services concluded at a distance with a consumer, the statutory right to cancel applies where and to the extent provided by Bulgarian consumer law. Where that right applies, information on how to exercise it and a standard cancellation form will be provided with the quotation or agreement.
If the consumer expressly asks for the service to begin before the cancellation period has expired, the relevant statutory rules apply.
Nothing in these terms excludes or restricts rights which cannot lawfully be limited under applicable mandatory law.
Accuracy of information
We take reasonable care to keep information on the website clear and current. Opening hours, events, third-party service conditions and other external information may change without notice.
If general website information differs materially from individually confirmed terms for a particular service, the individually confirmed terms take priority to the extent permitted by law.
External websites
The website contains links to Booking.com, Airbnb, WhatsApp, Viber and other external services. They are provided for convenience and Mila Stays does not control their content, availability, security or terms.
We recommend reviewing the terms and privacy information of an external service before using it.
Intellectual property
Unless stated otherwise, original written content, visual identity and materials created for Mila Stays are protected by applicable intellectual property law.
Systematic copying, republication or commercial use of the website content is not permitted without prior permission except where the law allows it.
Complaints and disputes
If you have a question, complaint or dispute, we encourage you to contact Mila Stays first so that we can try to resolve the matter directly.
Where the matter is a consumer dispute, the consumer may contact the Bulgarian Consumer Protection Commission (CPC) and the relevant conciliation commission for alternative dispute resolution.
Information about the competent conciliation commissions, how to submit an application and the applicable procedure is available on the official CPC website — kzp.bg.
Applicable law and changes
Where Bulgarian law is applicable to use of this website or the relevant relationship, the laws of the Republic of Bulgaria apply without affecting mandatory consumer rights which apply irrespective of that choice.
Mila Stays may update these terms if the website, services or applicable requirements change. The current version will be published on this page.
